City to begin marketing lots in Light Industrial Park

At the March 20 meeting, Council directed Administration to hire a Real Estate Broker to assist with the upcoming marketing and sales of the lots in the Light Industrial Park.

“Over the past year and a half, we have had 18 qualified leads express serious interest in bringing light industrial development to Chestermere,” says Jean-Marc Lacasse, the City’s Economic Development Manager. “We anticipate that we could begin selling parcels as early as this summer so we are looking forward to working with a reputable brokerage firm to ensure a quick return on investment for the residents of Chestermere.”

City staff presented the draft Outline Plan to a Committee of Council on March 27th. Over the next few months, staff will pursue a land use re-designation application and final approval of the outline plan by Council.

In parallel, the next step in the development is to create and market parcels of land for interested investors, assisted by the real estate broker (with costs for using the broker to come from the land sale price). In particular, the City is looking to attract firms that provide professional and technical services, distribution and logistics, research and development, and manufacturing services. Proceeding with land use re-designation provides businesses certainty of location and future success.

“We are very pleased to wrap up the planning components and begin the process to bring those businesses here,” says Lacasse.

The City of Chestermere purchased 101 acres of land in the southeast corner of Chestermere in 2015 for the purpose of developing the community’s first light industrial park to help spark light industrial development and increase the city’s non-residential tax base.
